The cost is minimal to perform a sub-search and could save you money in the long term. All that is needed is the Lot, Plan and municipality of the property that you are interested in. 

Before you sign the Agreement of Purchase and Sale, take the time to contact us for an appointment to have it reviewed before you sign. This service is included in our fee and will ensure that you are entering into a legally enforceable agreement, that will protect your interests.

Early searches of property help avoid potential title and/or logistical problems of closing deals.  You want to avoid problems such as finding out two days before closing that your dream home is subject to a mortgage held by an estate in the United States which must be discharged.  We have seen this happen!  The house closed three months late and the estate's legal fees charged to the vendor were more than the purchaser and vendor's legal costs for the transaction combined.
